Privacy Policy

This Privacy Policy explains how Blue Ledger Capital (“Blue Ledger,” “we,” “us”) collects, uses, and shares information when you visit blueledgercap.com (the “Site”) or submit a loan request or broker partner sign-up. Blue Ledger acts as a commercial mortgage broker and capital placement facilitator; we are not a direct lender.

This Site is intended for commercial real estate financing inquiries from businesses, investors, and mortgage professionals. It is not directed to consumers seeking personal, family, or household loans.

Information you give us. When you submit a form, we collect what you enter, which may include:

• Contact details: name, email address, phone number, and company or brokerage name.
• Deal details: loan purpose, loan type, loan amount, purchase price, planned improvements, and timeline.
• Property details: property type, location or address, current status, estimated value, and existing debt.
• Borrower profile: commercial real estate experience and a self-reported credit score range.
• Broker details: states you work in, typical deal size, and license or NMLS number.
• Anything you include in free-text notes.
• Early access sign-ups: your email address and role (for example, borrower or broker). We use these to send you emails about the platform and its launch.
• Referrals: if you refer a deal to us, we collect your details and what you tell us about your client and their deal.

Information someone else gives us about you. A referral partner — an accountant, attorney, broker, or similar professional — may send us your name, contact details, and the outline of a deal so we can help finance it. We ask them to confirm they have your permission first. See “If someone referred you to us” below.

Please don’t submit Social Security numbers, bank account numbers, tax returns, or other sensitive financial documents through the Site’s forms. If we need documents to evaluate a deal, we’ll arrange a secure way to share them.

Information collected automatically. Like most websites, our hosting provider records standard technical information when you visit, such as your IP address, browser type, pages requested, and the date and time of each request. We use this to operate, secure, and troubleshoot the Site. We also use analytics tools to understand how visitors use the Site; see “Analytics and cookies” below. We do not use advertising cookies or sell data to advertisers.

• To review your financing request and contact you about it, including by phone, email, or text message if you agreed to be contacted.
• To identify lenders or capital providers whose criteria may fit your deal and to share your request with them (see below).
• To evaluate and manage broker partner relationships.
• To send you information about our services, if you confirm your email subscription. You can unsubscribe at any time.
• To protect the Site against spam, fraud, and abuse, and to comply with legal obligations.

We do not sell your personal information. We share it only as described here:

• Lenders and capital providers. To pursue financing for your deal, we may share the details of your request with lenders, capital providers, and their service providers who are evaluating it.
• Service providers. We use trusted vendors to run the Site and our communications, including website hosting and analytics (Vercel), website analytics (Google Analytics), email marketing and contact management (Hostinger Reach), and business email. They may process information only to provide services to us.
• Legal and safety reasons. We may disclose information if required by law, regulation, or legal process, or to protect the rights, property, or safety of Blue Ledger, our clients, or others.
• Business transfers. If Blue Ledger is involved in a merger, acquisition, or sale of assets, information may be transferred as part of that transaction.

A professional who knows your situation may send us your details so we can look at your financing. In that case we hold your name and contact details, and whatever they told us about the property and the funding you need, because we need them to reach you and to understand the deal before we call.

We do not add you to our marketing or newsletter lists. Being referred is not a subscription. We contact you about the deal you were referred for, and nothing else. If you later decide you want our updates, you can subscribe yourself; we won’t do it on your behalf.

We treat what a referral partner tells us about you the same way we treat what you tell us yourself: it is used to pursue the financing, shared with lenders and capital providers only as described above, and never sold.

If you would rather we didn’t hold your details, tell us and we will delete them, other than anything we are required to keep. You can also ask us what we were told about you and who told us. Contact us using the details at the end of this policy.

We use Google Analytics to understand how visitors find and use the Site, such as which pages are viewed, how visitors arrived, and whether a loan request or partner sign-up was submitted. Google Analytics uses cookies and collects information such as your device, browser, approximate location, and pages visited. We don’t send your name, email address, phone number, or the details you enter in our forms to Google Analytics. You can opt out by installing the Google Analytics opt-out browser add-on or by blocking cookies in your browser settings.

We also use Vercel Web Analytics, which measures page visits in aggregate without using cookies or tracking you across other websites.

When you submit a form, we email you a copy of what you sent. We may also send an email asking you to confirm your address. Confirming subscribes you to occasional updates from Blue Ledger; every marketing email includes an unsubscribe link. Opting out of marketing emails won’t stop us from contacting you about a request you’ve submitted.

If you agreed to be contacted by text message, you can reply STOP to opt out of further texts. Message and data rates may apply.

If a referral partner sent us your details rather than you submitting a form, we don’t subscribe you to anything. See “If someone referred you to us” above.

We keep information for as long as needed to respond to your request, maintain our business relationship with you, and meet legal, regulatory, and recordkeeping requirements. When information is no longer needed, we delete it or de-identify it.

We use reasonable administrative, technical, and physical safeguards to protect information, including encrypted (HTTPS) connections to the Site. No method of transmission or storage is completely secure, so we can’t guarantee absolute security.

Depending on where you live, you may have the right to request access to, correction of, or deletion of your personal information, or to object to certain uses. To make a request, contact us using the details below. We may need to verify your identity before responding, and some information may be retained where the law requires or permits it.

If you become a client, we will provide any additional privacy notices required by law for financial services, such as those under the Gramm-Leach-Bliley Act.

The Site is not intended for anyone under 18, and we do not knowingly collect information from children.

The Site may link to websites we don’t control. Their privacy practices are governed by their own policies.

We may update this Privacy Policy from time to time. The “Last updated” date above shows when it last changed. Material changes will be posted on this page.
